Is building owner responsible for moldy shower grout?« Back to Previous Page

The grout between the tiles in our master bathroom shower has been turning black for the past couple of months, and no matter how much I scrub, the musty smell won't go away. We’ve been in this Jumeirah Village Triangle apartment for over a year and it’s just getting worse, especially with the humidity. Is this something I should handle myself with a special cleaner, or is the building owner responsible for fixing the underlying ventilation or leak that’s causing it?

The black discoloration in your shower grout is almost certainly mold growth, exacerbated by Dubai's high humidity and the condensation from your AC system. This is a common issue here, especially in bathrooms with inadequate ventilation.
For a rental apartment, responsibility typically depends on the source. If the mold is purely due to surface condensation and lack of exhaust fan use, it's often considered tenant maintenance. However, if a hidden plumbing leak within the wall or a chronic lack of proper ventilation from a faulty building system is the root cause, then it becomes the building owner's responsibility to rectify the underlying issue. The persistent musty smell you describe, resistant to cleaning, strongly suggests a deeper moisture problem beyond surface humidity. You should first formally notify your building owner or property management company in writing. Describe the recurring issue and request they investigate for concealed leaks or assess the ventilation system's performance. Under Dubai rental regulations, landlords are obligated to maintain the property in a habitable condition, which includes addressing structural defects causing chronic dampness. Given the mold has persisted for months, a professional inspection is advisable to identify the exact moisture source. An inspector can use moisture meters and thermal cameras to determine if the water is coming from inside the wall. This provides concrete evidence to present to the building management if a leak is found. Until resolved, consistently run the bathroom exhaust fan during and for at least 30 minutes after showers and wipe down wet surfaces to minimize additional moisture. |
