Who handles mold from AC drip: landlord or building?« Back to Previous Page

The wall behind our wardrobe in the master bedroom has these spreading black spots that we just noticed when moving some boxes. It’s been extra humid in our apartment in Jumeirah Village Circle for the last couple of months, and the AC unit in that room has been constantly dripping. Who is responsible for dealing with this – should I be calling my landlord, or is this something the building maintenance handles?

Your landlord is responsible for addressing this mold issue. According to standard Dubai rental contracts (EJARI), the property owner is obligated to maintain the premises in a habitable condition, which includes resolving problems caused by structural or maintenance failures like a faulty AC unit.
The constant dripping from your AC is almost certainly the source of the moisture. In Dubai's climate, where we run ACs year-round, this creates a perfect environment for mold, especially during the more humid summer months. The condensation line may be clogged or the unit improperly insulated. Notify your landlord in writing immediately, including clear photos of the black spots and the dripping AC. This creates a formal record of the issue. They should arrange for an AC technician to fix the drip first, as this is the root cause. For the mold itself, the remediation scope depends on the extent. A small, surface-level patch might be cleaned, but given its location behind a wardrobe and the phrase "spreading," the growth is likely more extensive behind the wall. A professional inspection is strongly advised to assess the full scope and ensure it is handled safely, as improper cleaning can disperse spores. Building maintenance typically handles common areas and the building's external structure, not issues originating from within your specific AC unit or apartment. Your landlord is your first and primary point of contact. |
