Who handles black mold removal in Dubai rentals?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, fuzzy spots spreading in the corner of our master bedroom closet, behind all the clothes. It’s gotten way worse since the weather got more humid last month. I’m worried about our health and the damage, but I’m not sure if this is something I need to fix myself or if it's my landlord's responsibility. Who is legally obligated to handle and pay for the black mold removal in a rental here in Dubai?

Under Dubai rental law (Law No. 26 of 2007), the landlord is responsible for fixing issues related to the building's structure and maintenance, which includes problems caused by inherent building defects like leaking pipes or faulty external waterproofing that lead to dampness and mold. You are responsible for issues stemming from your own use, like lack of ventilation or interior water damage you caused.
Since the mold appeared behind stored items in a closet during a humid period, the cause is likely condensation from poor air circulation—a common issue in Dubai's climate where AC use creates temperature differentials. Document the issue with clear photos and notify your landlord in writing immediately. They are typically obligated to address the source of the moisture. For extensive black mold growth that has spread, a professional inspection is advised to identify the exact moisture source and species, as this can determine liability and the required remediation scope. Landlords often cover the cost if the root cause is a structural flaw. |
