The constant AC leak is creating a chronic moisture source, which is why the mold keeps returning. A permanent fix requires addressing both the water intrusion and the existing microbial growth.

First, stop the leak. In Dubai's climate, this is most often caused by a clogged condensate drain line due to algae or dust. A technician can clear it with a vacuum or pressurized flush. Less commonly, the drain pan could be cracked or misaligned. This repair is essential; without it, any mold cleanup is temporary.

Second, address the mold. The black spots on the wall indicate growth likely extends behind the surface. Wiping visible mold doesn't remove the roots (hyphae) penetrating porous materials like drywall. For a small area, carefully clean with a microfiber cloth and a solution of detergent and warm water. Do not use bleach, as it doesn't kill roots and can worsen indoor air quality. However, given the persistent dampness and smell, the wall's internal structure may be affected.

The most effective approach is a professional inspection. They can use a moisture meter to assess the wall's saturation level and recommend remediation, which for serious cases involves removing and replacing the affected drywall. After fixing the leak and removing the mold, ensure the area is thoroughly dried using dehumidifiers. To prevent recurrence, improve ventilation in the closet and consider applying an EPA-approved antimicrobial coating to the wall.
