We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner where the wall meets the ceiling in our master bedroom. It's right above the AC vent and the room has felt really damp lately, even with the AC on. What's the best way to handle this in Dubai – should I call the building management first or get a specialist to check it out myself?

Start with your building management. They are responsible for the building's structure and common systems, including the AC condensation drain line, which is the most likely cause. A clogged or leaking drain line from the unit above you is dripping water into your wall cavity, creating the dampness and mould growth you're seeing.

While you wait for management, wipe the visible surface with a diluted vinegar solution to prevent immediate spore dispersal, but this is only a temporary measure. The moisture source inside the wall must be identified and fixed.

If building management is unresponsive or cannot locate the source after multiple attempts, then hire a specialist. A professional inspection with moisture meters and thermal imaging can pinpoint the exact leak location, which is often needed to convince building management of their responsibility. For cases involving extensive hidden growth, a specialist with their own microbiology lab can provide the necessary documentation to confirm the mould type and the full scope of remediation required.
