Is landlord responsible for black mold with pregnant wife?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold spreading from the corner of our master bedroom closet, behind the clothes. It definitely got worse after the recent humidity. My wife is pregnant and I'm really worried about her breathing it in. Is this something I need to fix myself, or is the landlord legally responsible for handling the removal?

Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the structural integrity of the property. This includes addressing the source of moisture causing the mold, such as a leaking pipe, faulty external waterproofing, or a compromised AC condensation drain. You are responsible for informing them of the issue in writing immediately.

Given the black mold's location in a closet and its spread, the source is likely internal condensation from high humidity or a hidden leak. The recent humidity would absolutely accelerate this. For any mold, but especially with a pregnancy, professional assessment is critical. Black mold is a broad term; only lab analysis can identify the species and potential health risks, which range from minor irritants to more problematic types. Spores can become airborne during improper cleaning, so DIY removal is not advised in this scenario.

Formally notify your landlord of the issue and the health concern, requesting a professional mold inspection to identify the moisture source and the mold type. If the landlord is unresponsive, you can file a complaint with the Rental Dispute Center in Dubai. An inspection company can provide a detailed report linking the cause to a structural fault, which strengthens your case for landlord responsibility. Their remediation would include fixing the leak and safely removing the contaminated materials.
