Is landlord required to fix toxic mold immediately?« Back to Previous Page

My kids have been coughing and I suspect it's because of the black spots I just found behind the wardrobe in our master bedroom. We've lived here for 2 years and just noticed it, but it's been so humid lately that it must have spread quickly. How urgently do I need to get a professional mold remediation company out here, and is this something my landlord in Jumeirah is legally required to handle immediately?

Black spots behind a wardrobe in a humid master bedroom are a serious concern, especially with children coughing. The combination of high Dubai humidity and poor air circulation behind furniture creates a prime environment for mold growth. You should treat this with urgency.

Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property in a habitable condition, which includes addressing structural issues that lead to moisture and mold. This is typically considered a major maintenance issue they are obligated to fix. You must formally notify them in writing (email is best) with clear photos. They are required to address it, but the term "immediately" is not legally defined; a reasonable timeframe for a major health issue is typically within 72 hours of notification.

Given the symptoms and visible growth, do not wait. For your family's health, it is advisable to get a professional assessment immediately. A proper inspection can identify the mold species and the moisture source—often a hidden pipe leak or condensation from the AC unit. Your landlord may prefer to use their own contractor, but you have the right to ensure the remediation is thorough. The process should include containment, professional removal, and fixing the underlying water issue, not just wiping the surface.

Until it's handled, keep the children out of that room, improve air circulation, and clean any visible surface mold with a vinegar or diluted bleach solution, wearing a mask and gloves. However, this is only a temporary measure until the root cause is professionally identified and resolved.
