Am I responsible for black mold cleanup as a tenant?« Back to Previous Page

The wall behind my wardrobe in the bedroom has a huge patch of black mold that I just discovered while rearranging furniture. It's been getting worse since the heavy fog last month, and the musty smell is now really strong. I'm renting an apartment in Jumeirah Village Circle and my contract is a bit unclear about this. Am I responsible for the cleanup, or is this something I need to get my landlord to fix immediately?

Black mold behind furniture is a common issue in Dubai's climate, especially after foggy periods when high humidity gets trapped against cold exterior walls. This is a structural moisture problem, not a surface cleaning issue.

Under UAE rental law (Law No. 26 of 2007), the landlord is generally responsible for maintaining the property's structure, including fixing leaks and resultant damage like mold. Your first step is to immediately notify your landlord or property manager in writing, with clear photos. They are obligated to address the source of the moisture intrusion, which is likely a leak or insufficient insulation.

Do not attempt to clean it yourself with bleach, as this only removes surface discoloration and can aerosolize spores. The wall needs to dry out completely and the moisture source must be repaired to prevent rapid regrowth. For a patch described as "huge," a professional inspection is advised to assess the wall's integrity and the full extent of the mold, which can spread inside cavities.

The persistent musty smell indicates active growth. Keep the area ventilated and move the wardrobe away from the wall until it is remediated to protect your health and belongings. If the landlord is unresponsive, you can file a complaint with the Dubai Rental Dispute Center.
