Black mold near AC vent in Dubai - call management or professional?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing along the corner where the wall meets the ceiling in our master bedroom. It’s right above the AC vent and the room has felt more humid than usual lately. What’s the best way to handle this in Dubai – should I call the building management first or get a professional mold remediation company myself?

Start with your building management. In Dubai, landlords and property managers are typically responsible for addressing mold caused by structural issues, like AC condensation leaks, which is a very common source here. They should send their maintenance team to inspect the AC unit and the condensation drain line for a blockage or insulation failure.

Given the location right at the vent and the increased humidity you're feeling, this strongly suggests the AC is producing excess condensation that's dampening the wall. While you wait for management, wipe the visible mold with a diluted bleach solution (1 part bleach to 10 parts water) to prevent spore dispersal, but understand this only addresses surface appearance, not the root cause.

If management's fix doesn't resolve the moisture issue or the mold returns quickly, then seek a professional assessment. A proper inspection involves moisture meters to find the exact water source and often air or tape-lift sampling to identify the mold type, as not all black discoloration is the toxic "black mold" (Stachybotrys). This diagnostic step is crucial for determining the correct remediation scope, especially in our high-humidity climate where mold can proliferate quickly inside wall cavities.
