How to seal bathroom floor gap to prevent mold?« Back to Previous Page

My bathroom in our Jumeirah apartment has had this musty smell for weeks, especially after a hot day, and I finally found black spots along the bottom of the wall where it meets the tiled floor. We run the exhaust fan during showers, but the humidity here is just relentless. What’s the most effective way to seal that gap between the wall and floor to prevent moisture from getting in and stop this mold from coming back?

The gap between your bathroom wall and floor is a prime entry point for moisture, especially in Dubai's high humidity. That trapped moisture wicks up into the drywall, creating the perfect hidden environment for mold to grow, which is the source of your musty smell.

For a lasting solution, the joint must be properly sealed. Remove all existing mold and ensure the area is completely dry. A high-quality, flexible silicone sealant is your best bet. Look for a 100% silicone formula labeled for bathroom and kitchen use, as it remains waterproof and flexible despite the humidity and temperature changes. Avoid acrylic or latex caulks, as they will degrade and fail.

Apply the sealant to a clean, bone-dry surface. Use a caulk smoothing tool for a clean, concave bead that creates a seamless waterproof barrier. This prevents water from pooling and seeping underneath.

While sealing addresses the symptom, the root cause is often persistent high humidity. Even with an exhaust fan, air circulation may be insufficient. Consider supplementing with a portable dehumidifier run for an hour after showers. For a recurring mold issue, a professional inspection can identify if moisture is wicking from a deeper source, like a tiny leak behind the tiles or inadequate waterproofing during construction, which is a known issue in older Dubai buildings. In such cases, surface treatment alone won't provide a permanent fix.
