The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet below, and now I’m seeing these black spots starting to form in the corner. It’s been getting worse over the last couple of weeks with all the humidity. What’s the most effective way to kill this mold for good and stop the AC from causing it again?

The AC leak is providing the constant moisture mold needs to thrive, and Dubai's high humidity is accelerating its growth. Simply killing the visible mold is a temporary fix; the permanent solution requires addressing both the moisture source and the existing contamination.

First, stop the leak. This is almost always a clogged condensate drain line, a common issue here due to dust and microbial slime buildup. A technician can clear the line with a vacuum or pressurized flush. Ensure the drain pan is also clean and properly sloped. Until the leak is fixed, the mold will return.

For the existing mold, surface cleaning is insufficient if it has penetrated the carpet or underlay. For small, recent spots, a thorough cleaning with a detergent solution may work, but the carpet must be dried completely within 24-48 hours to prevent regrowth. For anything more than a very small area, or if there's a musty odor, professional assessment is strongly recommended. They can determine if the carpet, padding, or even subfloor requires remediation to prevent spores from spreading.

To stop it from happening again, prioritize regular AC maintenance. Have the system, including coils and drain lines, professionally serviced at least twice a year, ideally before and after the peak summer season. This prevents the organic debris that clogs drains and feeds mold. Improving ventilation in the room can also help reduce ambient humidity levels that contribute to condensation.
