Is black mold in my shower an urgent landlordd issue?« Back to Previous Page

We've lived in our Jumeirah apartment for 2 years and just noticed a patch of black mold growing in the corner where the shower wall meets the ceiling. It's been incredibly humid lately and I'm worried it's spreading behind the tiles. Is this something I need to get my landlord to fix immediately, or can it wait a few weeks until our annual maintenance check?

Yes, it's urgent. In Dubai's climate, that black patch indicates persistent moisture, likely from inadequate ventilation or a leak. The high humidity allows mold to spread quickly behind tiles and into wall cavities, where it becomes a much larger remediation project.

Under Dubai rental law (RERA), landlords must maintain the property's structural integrity and habitability. Active mold growth from a building issue like poor ventilation or water intrusion falls under their responsibility. Document the mold with photos and notify your landlord in writing immediately—don't wait for the annual check.

For now, reduce moisture by running the bathroom exhaust fan for at least 30 minutes after every shower and wiping down wet surfaces. Do not attempt to bleach it, as this can push spores deeper and only removes the surface colour.

A professional inspection is recommended to determine if the moisture source is internal condensation or a hidden leak. They can use moisture meters to check the walls. If the mold has spread behind the tiles, the landlord should arrange for proper remediation, which involves removing affected materials under containment to prevent cross-contamination, not just surface cleaning.
