Black mold in bedroom closet - call landlord or inspector?« Back to Previous Page
|
We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind the shoe racks. It's on the wall that faces the outside, and it feels slightly damp. I'm really worried about my family's health and the damage to the building. What's the best way to handle this properly in Dubai – should I call my landlord first or get a professional mold inspection myself?

Contact your landlord first. Dubai tenancy law generally holds landlords responsible for maintaining the structural integrity of the property, which includes addressing dampness and water intrusion that leads to mold. Send them clear photos and a written notification, as this starts the clock on their obligation to respond and remediate the issue.
Given the mold is on an exterior wall and feels damp, the root cause is almost certainly water intrusion from a leaky pipe, faulty sealant, or capillary cracks in the blockwork – common in our climate. Simply cleaning the visible mold is a temporary fix; the moisture source must be identified and repaired to prevent recurrence. While waiting for your landlord, move the shoe racks away to improve air circulation. Do not attempt to scrub it yourself, as this can aerosolize spores. A professional inspection becomes essential if the landlord is unresponsive, if the patch is larger than one square meter, or if any family members experience persistent respiratory issues. An independent inspection provides documented evidence of the species and moisture levels, which is crucial for holding the landlord accountable and ensuring the remediation is done correctly. |
