How to find a mold inspector for AC ducts?« Back to Previous Page

Our AC unit in our Jumeirah apartment has been leaking a little bit of water onto the carpet in the living room for a couple of months now, and I just moved the sofa and found a small patch of black mold behind it. I’m really worried it’s spread inside the AC ducts or under the carpet. What’s the best way to find a proper mold inspector here who can do a full test, including the air quality and inside the vents, to make sure we get rid of it all?

Look for a certified mold inspector who uses a combination of air and surface sampling, with lab analysis. In Dubai's climate, AC condensation leaks are a primary cause of hidden mold growth, and a proper inspection must assess the unit, ducts, and the affected building materials like your carpet and underlay.
The most critical credential is a company with its own or a partnership with an accredited microbiology lab. This ensures the inspection is data-driven, not just visual. They should test the supply air from your vents, the indoor air, and take surface samples from the contaminated area to identify the species and spore count. Avoid companies that only offer cleaning without this diagnostic step; you need to know the full extent before remediation. For a leak that's been ongoing for months, a professional inspection is strongly advised. Mold can spread inside the ductwork and, more concerningly, into the carpet padding and subfloor, which is not visible. A reputable inspector will provide a detailed report with lab results that can be used to scope the necessary remediation work accurately. This is the only way to verify it is all removed. |
