Black mold in bedroom: first step in Dubai?« Back to Previous Page
|
We've lived in our villa in Al Barsha for two years and just noticed a bunch of black spots spreading along the corner of our bedroom wall, right behind the headboard. It's gotten way worse since the humidity kicked in last month. I'm really worried about our health and what this means for the building. What's the first step I should take to get this properly assessed and removed here in Dubai?

The first step is to stop the moisture source immediately. In Dubai's climate, wall mold like this is almost always due to condensation from an AC unit or a hidden leak. Pull the headboard away from the wall to allow air circulation and inspect the area for any dampness. Check if your AC vent is directly above or near that spot, as constant cold air hitting a warm wall creates condensation.
For a proper assessment, you need a professional inspection. The black spots indicate a significant colony, and disturbing it without containment can spread spores throughout your home. A certified inspector will use a moisture meter to pinpoint the water source and may take tape or air samples for lab analysis to identify the mold species. This is critical, as the remediation protocol differs for common Cladosporium versus more problematic types like Stachybotrys. Do not attempt to bleach or scrub it yourself. This often pushes the mold deeper into the gypsum board and fails to address the root cause. In many Dubai villas, the issue is a poorly insulated external wall or a leaking pipe within the cavity, which requires repair. For remediation, look for a company that follows IICRC standards and provides a detailed scope of work that includes containment of the area, HEPA filtration, safe removal of affected materials, and application of EPA-approved antimicrobials. They should also provide a clearance test after the job is done to verify the space is safe. The Dubai Municipality has guidelines for building maintenance that landlords must adhere to, so if you are renting, this should be addressed with them promptly. |
