The AC unit in my bedroom in Jumeirah seems to be leaking a bit of water onto the carpet below it, and now I’m seeing these dark, speckled patches starting to form on the wall. It’s been getting worse over the last couple of weeks since the humidity really kicked in. What’s the most effective way to clean this off the painted wall and fix the AC leak for good so it doesn’t just come back?

The water leak is the primary issue that must be fixed first; otherwise, any cleaning is temporary. In Dubai's high humidity, AC units often leak due to a clogged condensate drain line. Turn off the AC unit at the circuit breaker. You can attempt to clear the drain line yourself using a wet/dry vacuum on the outlet pipe outside or by flushing it with a mixture of warm water and vinegar.
For the wall, the dark patches are likely mold growth fueled by the moisture. For a small area on a non-porous painted wall, you can clean it with a solution of detergent and water. Do not use bleach, as it only lightens the color and does not kill the root structure. After cleaning, the area must be dried completely. For porous surfaces like drywall, if the staining is deep, the affected section may need to be cut out and replaced after the leak is resolved. If the mold covers an area larger than one square meter, or if you see extensive growth inside the AC unit itself, a professional inspection is recommended. Persistent leaks or recurring mold after cleaning indicate a deeper problem, such as low refrigerant or a faulty installation, that requires a certified HVAC technician. The only permanent solution is to stop the moisture source, then address the biological growth. |
