Black specks and smell from AC: clean or call pro?« Back to Previous Page

The AC in my bedroom has been making this weird damp smell for the past couple of weeks, and now I’m seeing some black specks around the vent. We’ve lived in this Marina apartment for a few years and it’s never been this bad, especially since the weather got more humid. Is this something I can clean myself with a spray from the store, or do I need to call a professional mold inspection company to check inside the ducts?

Call a professional. The black specks and damp smell indicate active microbial growth inside the AC unit or ductwork, which is common in Dubai's humid climate where condensation constantly feeds it.

A store-bought spray only addresses surface mold you can see on the vent cover. It cannot reach the contamination deep within the system, which is the actual source of the smell and recurring specks. Cleaning the interior evaporator coils and drain pan requires disassembly and specialized equipment to prevent damage and ensure the growth is properly addressed.

In many Marina apartments, the issue is compounded by shared ductwork or clogged drain lines, which a professional inspection can identify. They should use a borescope to view inside the ducts and take surface samples for lab identification to confirm the mold type, as this dictates the proper remediation protocol.

For a persistent issue like this, a professional assessment is the most effective course of action to resolve the root cause and prevent it from recurring.
