Should I fix AC mold in Dubai immediately or wait?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit, and now I’ve spotted a small patch of black mold on the wall behind the bedroom unit. It’s been humid lately and the smell is getting stronger. Given how quickly things can get worse here, is this something I need to deal with immediately over the weekend, or can it wait until I call a professional next week?

Yes, address this immediately. The combination of a leaking AC unit and Dubai's high humidity creates an environment where mold can spread rapidly behind walls and through the AC duct system. The visible patch is likely just a small part of the problem.

For now, turn off the AC unit at the circuit breaker to prevent further moisture and potential spore dispersal. Wipe the immediate area with a diluted bleach solution (1 part bleach to 10 parts water) to contain the surface growth, but this is only a temporary measure. Avoid disturbing the area excessively to prevent releasing more spores into the air.

The leak must be repaired by a certified AC technician first to stop the moisture source. Afterwards, a professional mold inspection is strongly recommended. They can assess the extent of hidden growth inside the wall cavity and the AC unit itself, which is critical for proper remediation. In many cases, wall sections need to be opened to dry and treat the structure properly. Delaying could allow it to become a much larger, more complex, and costly issue.
