My bedroom AC unit in our Jumeirah apartment has been leaking a bit of water onto the carpet for a couple of weeks, and now I’m starting to see these scary black spots appearing on the wall behind the curtain. I’m worried it’s black mold, especially with my allergies acting up. What’s the most effective way to clean this myself and stop it from coming back for good?

Black mold growth from an AC leak is a common issue in Dubai due to our high humidity and constant AC operation. For a small area (under one square meter), you can attempt to clean it yourself, but proceed with caution.

First, address the source. The leak must be fixed permanently, usually by an HVAC technician, to stop moisture. For cleaning, wear an N95 mask, gloves, and eye protection. Isolate the area by closing the door and opening a window. Scrub the affected wall surface with a detergent solution (like diluted dish soap) and a stiff brush. Avoid bleach; it only removes the colour and can push toxins into the air. After scrubbing, wipe the area with a diluted white vinegar solution, which is more effective at inhibiting regrowth. Allow the area to dry completely using a fan; this is critical in our humid climate.

However, if the leak has been ongoing for weeks, the moisture has likely penetrated the drywall and possibly the backing. Visible spots are often just the surface manifestation of a larger colony. DIY cleaning only addresses the surface and will not stop it from returning if the wall itself is saturated.

Given your allergy symptoms and the duration of the leak, a professional inspection is strongly advised. They can use moisture meters to assess the wall's saturation and recommend if cutting out and replacing the affected section is necessary for a permanent solution. For verification, a lab test can identify the specific mold type, which is important if you have health concerns.
