Black mold above AC vent: landlord or professional first?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner where the wall meets the ceiling in our master bedroom. It’s right above the AC vent and the room has felt more humid than usual lately, especially since the weather changed. What’s the best way to deal with this safely, and should I call my landlord first or just get a professional mold remediation company in Dubai to take a look?

Document the mold with clear photos and notify your landlord in writing immediately. Under Dubai rental law (RERA), landlords are typically responsible for resolving issues like this that affect the habitability of the property, especially if it's linked to a building or AC issue.

Do not attempt to clean it yourself. Disturbing the mold can release spores and worsen the problem. The location above the AC vent strongly suggests a condensation issue within the ductwork or a lack of insulation, which is common here due to the high humidity and constant AC use. This requires fixing the moisture source, not just wiping the spots.

For a case this visible and in a sleeping area, a professional inspection is advised to assess the extent within the wall cavity and AC system. A reputable remediation company can identify the species and moisture source. Your landlord may send their own maintenance, but for thoroughness, you can request an independent assessment. The goal is a proper fix, not a cosmetic cover-up, to prevent it from recurring.
