We've lived in our Jumeirah villa for two years and just noticed a patch of black mold in the corner of our master bedroom closet, behind some clothes. It's an interior wall and the room always feels a bit damp, even though we run the AC constantly. I'm worried about it spreading and want to fix the root cause. The root cause is almost certainly condensation from your AC system, a very common issue in Dubai villas. The AC cools the interior wall surfaces, and the humid outdoor air that infiltrates the home condenses on these cold spots, creating a constant damp environment perfect for mold.

To permanently stop it, you must address both the humidity source and the cold surface. First, identify and seal any hidden air leaks around windows, doors, or electrical outlets on that exterior wall; this prevents humid outdoor air from entering. Second, improve air circulation in the closet. Leave the door ajar and ensure no furniture is pressed tightly against the walls. A small, low-wattage dehumidifier or a renewable desiccant pod inside the closet can help manage the micro-climate.

For a lasting solution, the AC system itself may need adjustment. The evaporator coil temperature might be set too low, or the system could be oversized, causing short cycles that cool surfaces without adequately removing humidity. A professional HVAC technician can assess this and calibrate the system for better dehumidification.

Given the mold is already present behind items, a proper inspection is recommended to determine the extent within the wall cavity. Surface cleaning alone won't prevent recurrence if the interstitial structure remains damp.
