Mold inspection for black spots in Dubai bedroom?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black spots growing behind our wardrobe in the master bedroom. It’s on the wall facing the outside, and with all the humidity lately in Dubai, it seems to have gotten worse. What’s the best way to get a proper mold inspection done here, and should I be worried about it spreading to other rooms?

Black spots behind a wardrobe on an external wall are a common issue in Dubai, often caused by thermal bridging. The outside heat meets your cooled interior air, creating condensation inside the wall that mould feeds on. The recent high humidity accelerates this.

You should be concerned about its potential to spread, as the hidden moisture source within the wall cavity is the real problem. While it may not immediately spread to other rooms, the conditions for growth exist wherever similar condensation occurs.

For a proper inspection, avoid any company that offers free testing or immediately recommends expensive remediation—this is a known industry issue. A credible inspector will perform a non-invasive assessment using a moisture meter to detect dampness inside the wall and a thermal camera to identify the cold spots causing condensation. The goal is to find the moisture source, not just the visible mould. Air sampling can sometimes be useful to identify spore types and concentrations, but it is secondary to locating the water intrusion.

In Dubai, ensure the company is certified by the Dubai Municipality or has DM-approved technicians, as this validates they follow local protocols. The final report should clearly explain the cause and scope, prioritize health risks, and outline a remediation plan focused on fixing the moisture problem first. For a situation like yours, involving a hidden wall cavity, a professional assessment is strongly recommended to prevent recurrence.
