Black mold in closet: treat myself or call building?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind the shoe racks. It’s on the wall that faces the outside, and it feels a bit damp. We keep the AC running most of the time, but I'm worried the humidity is still getting in somehow. What’s the best way to treat this myself, or should I call my building management first?

That damp patch behind your shoe rack is a classic sign of a condensation issue, very common in Dubai's climate. The wall facing outside is likely a "cold bridge," where the outside heat meets your AC-chilled interior, causing moisture to condense inside the wall—perfect for mold.

For a small patch (under one square foot), you can address it yourself. Wear a mask and gloves. Mix a solution of one part white vinegar to four parts water, scrub the area, and let it dry completely. Do not use bleach, as it only removes the colour and can push spores deeper into the porous wall. The critical step is fixing the moisture source. Immediately move the shoe racks away from the wall to improve air circulation. Wipe down the wall in that corner regularly to check for returning dampness.

However, since the wall feels damp, the moisture is likely coming from within the structure. This is where you should involve building management. By Dubai law, they are responsible for the building's envelope, including external wall integrity and insulation. Report it to them promptly; they need to investigate potential insulation failures or hidden leaks in the external wall. A professional inspection is recommended to assess the extent of the moisture intrusion behind the surface, as what you see is often just the tip of the iceberg.
