Black mold above AC vent: landlord or cleaner first?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold spreading along the corner where the bedroom wall meets the ceiling. It’s right above the AC vent and the room has started to feel damp all the time, even with the AC running. What’s the fastest way to deal with this safely, and should I be calling my landlord or a professional cleaning service first?

Contact your landlord immediately and request a professional mold inspection. In Dubai, landlords are generally responsible for maintaining the property's habitability, which includes addressing mold caused by structural or AC issues. The damp feeling and location right at the vent strongly suggest a condensation problem within the AC unit or ductwork, which is a building systems issue.

Do not hire a general cleaner. The black substance needs proper identification, as what people call "black mold" can be several species with different risk profiles. A professional inspector can use moisture meters to find the water source and take a sample for lab analysis to confirm the type. This evidence is crucial for your landlord to understand the severity.

The constant humidity here means AC systems must drain condensation properly. A clogged drain line or insufficient insulation around cold air ducts can cause moisture to drip inside your wall, creating the perfect damp environment for mold growth on the ceiling. Simply wiping the visible patch will fail; the hidden moisture source must be fixed.

While waiting for the landlord's response, keep the area dry and the room well-ventilated. Avoid disturbing the mold, as this can release spores. A professional remediation company, not a standard cleaner, is who the landlord should engage if the inspection confirms a problem. They will contain the area, remove the mold safely, and most importantly, correct the underlying moisture issue to prevent it from returning.
