How to find and inspect mold source in Dubai villa?« Back to Previous Page

My kids have been coughing more than usual and I’m worried it’s from mold. We live in a villa in Al Barsha, and I’ve noticed a few small black spots starting to form in the corner of our master bedroom, right near the AC vent. It’s been so humid the last few weeks that the walls almost feel damp. What’s the best way to find the source of this moisture and get a proper inspection to make sure it’s not spreading inside the walls?

Start with a visual inspection of the AC unit itself, as the condensate drain line or drip pan is a common moisture source for wall spots near vents. The high humidity here causes significant condensation inside AC systems. Check for any musty smell when the AC is running.

The damp walls suggest condensation from the cold AC air hitting the warm, humid room air. This is a frequent issue in Dubai villas, especially in rooms with poor ventilation or where AC units are undersized. The moisture source could also be a small leak from the internal condensate drain pipe running inside the wall.

For a proper inspection to see if it's spreading, a professional assessment is needed. They use moisture meters to detect dampness inside walls without damage and borescopes to look inside cavities. Air and surface sampling, sent to a microbiology lab for analysis, is the only way to confirm the mold type and its concentration in the air your family is breathing.

Given the symptoms and visible growth, a lab test is advisable to identify the species. Some molds like Aspergillus are common here and can exacerbate respiratory issues. Addressing the root moisture problem is crucial; simply wiping the visible spots won't stop it if the wall remains damp.
