The AC in my bedroom in my Jumeirah Village Circle apartment has been leaking a little onto the wall for a couple of months, and now I’ve found a big patch of black mold behind the wardrobe. I’ve wiped it down but the dampness and smell keep coming back. Is getting this professionally removed my responsibility as a tenant, or is this something I need to report to my landlord to fix?

Report this to your landlord immediately. Under Dubai rental law (RERA), the property owner is responsible for maintaining the building's structure and fixed systems, which includes the AC unit and its condensate drain line. The resulting water damage and mold growth are a direct consequence of that faulty system.

Simply wiping the visible mold is not a solution. In Dubai's high humidity, the moisture has likely penetrated the wall and insulation behind it, creating an ongoing problem. The returning smell indicates active growth. A professional inspection is needed to assess the full extent, as the wall may need to be opened, dried, and treated to prevent recurrence.

When you report it, provide clear photos of the leak source, the water damage, and the mold patch. Request that they send a qualified technician to repair the AC leak and a specialized mold remediation team to address the contamination properly. Do not attempt a significant removal yourself, as improper handling can disperse harmful spores.

For your records, keep all communication with the landlord in writing. If they are unresponsive, you can file a formal complaint with the Dubai Land Department's Rental Dispute Center (RDC), as a landlord's failure to address health hazards like mold is a breach of their obligations.
