Is landlord responsible for black mold removal in JVC?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold spreading from the corner of our master bedroom closet in Jumeirah Village Circle. It's been incredibly humid lately and I'm worried it's getting worse. Is this something I should fix myself with bleach, or is my landlord responsible for the proper removal?

In Dubai, landlords are generally responsible for addressing structural issues that cause mold, like water leaks or faulty insulation. However, if the mold growth is due to tenant behavior—such as failing to run the AC to manage humidity or blocking ventilation—the responsibility can shift. Your first step is to formally notify your landlord in writing about the issue and request a repair for the underlying cause.

Given JVC's high humidity and that the mold is actively spreading from a structural corner, a leak or thermal bridging (where a cold wall meets a warm one) is likely. Bleach only removes surface discoloration and does not address the moisture source or remove the mold's root structure. It can also pose health risks in an enclosed space.

For a case like this, a professional inspection is advised to identify the exact moisture source and the mold type. This provides documented evidence for your landlord and a clear remediation plan. The Dubai climate means that simply wiping it away will almost certainly result in it returning unless the root cause is fixed. If the landlord is unresponsive, you can file a complaint with the Dubai Land Department's Rental Dispute Center (RDC), as a mold issue affecting health can be considered a breach of the landlord's obligation to provide a habitable property.
