Treating black mold from damp wall and involving building management?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold I just found behind the wardrobe in our master bedroom. We’ve lived here for 2 years and just noticed it when we moved the furniture to rearrange. The wall feels damp and it's definitely worse on the side that faces the outside of our building in Jumeirah.
What's the best way to treat this ourselves to stop it coming back, and should we get our building's management involved to check for a leak?

The damp wall and black mold are likely due to a leak or condensation from the building envelope, a very common issue in Dubai's coastal climate. The constant humidity and temperature differential between AC-cooled interiors and the hot exterior walls creates perfect conditions for mold.
For your family's health, especially with children coughing, do not attempt to remove it yourself. Disturbing black mold releases a high concentration of spores that can worsen respiratory issues. Wiping it with bleach is a temporary fix that doesn't address the moisture source, so it will return. Your first step is to formally notify your building management in writing, referencing Dubai Law No. 6 of 2019 concerning ownership of joint properties. This law generally holds the Owners' Association responsible for maintaining the common building structure, including the external walls and waterproofing. They need to send a technician to inspect for a leak from the outside or a breach in the building's damp proof course. A professional indoor health inspection is strongly advised. They can perform non-invasive moisture mapping to quantify the dampness and take a tape-lift sample for lab analysis to confirm the mold type. This documented evidence is crucial for building management to understand the severity. Proper remediation involves isolating the area, using HEPA filtration to capture spores, removing contaminated materials, and treating the area with antimicrobial solutions—only after the moisture leak is permanently repaired by the building. |
