How to treat black mold near AC in Dubai villa?« Back to Previous Page

We've lived in our villa in Al Barsha for two years and just noticed a patch of black, fuzzy mold spreading from the corner of our bedroom ceiling near the window. It’s gotten worse since last week's humidity, and I'm worried it's affecting our AC unit which is right there. What's the most effective way to treat this ourselves, or should we call a professional company right away?

Black mold growth near an AC unit in a Dubai villa is a common issue driven by the high humidity and condensation. The first step is to identify and stop the moisture source. In your case, the window corner is a classic condensation point where warm, humid outdoor air meets the cool interior surface, especially with the AC running constantly.

For a small patch (under one square foot), you can clean it yourself with a solution of detergent and water, wearing an N95 mask and gloves. Do not use bleach, as it only lightens the color and doesn't kill the roots. However, the fact it's spreading and near the AC unit is a significant concern. The mold on the ceiling is likely just the visible part; spores can easily be drawn into the AC system, contaminating the ductwork and spreading throughout the house.

Given the climate and the system's complexity, a professional inspection is strongly recommended for this scenario. They can assess the full extent of the growth, including inside the AC unit and ducts, which is not a DIY task. Reputable companies use moisture meters and borescopes to find hidden moisture and mold. The most effective remediation will involve fixing the condensation issue at the window, properly containing and removing the contaminated materials, and HEPA vacuuming the area.

Always verify that a company provides before-and-after lab testing to confirm the species and that spore counts have returned to normal indoor levels. This is the only way to know the problem is truly resolved.
