How to remove mold behind headboard and notify landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner of our master bedroom wall, right behind the headboard. It’s gotten worse since the humidity kicked in last month. What’s the best way to get rid of this mold for good, and should I be calling my landlord first or just handling it myself?

The black spots spreading along your wall are a classic sign of condensation-related mold, extremely common in Dubai's high humidity, especially on external walls where cold AC meets warm outdoor air. The headboard traps moisture and restricts airflow, creating a perfect breeding ground.

First, notify your landlord in writing immediately, as per standard tenancy contracts in Dubai. Mold remediation is typically the landlord's responsibility, especially if it's due to a structural issue like inadequate insulation or a hidden leak. Document the mold's progression with clear, dated photos before you do anything else.

For small patches (under one square meter), you can clean it yourself. Move the headboard away. Wear an N95 mask and gloves. Scrub the area with a mixture of white vinegar or a dedicated mold remover, then wipe dry. Do not use bleach—it only removes the color and can worsen the problem by adding moisture.

However, given that it's spreading and located on a wall, a DIY fix is often temporary. The root cause is likely persistent dampness within the wall itself. Scrubbing the surface doesn't address the mold growing inside the plaster or behind the paint. For a permanent solution, a professional inspection is needed to identify the moisture source, which could be internal condensation or an external leak. They can then perform proper remediation, which often involves removing affected drywall or plaster, treating the cavity, and replacing with mold-resistant materials. After remediation, improving ventilation in that corner is crucial to prevent recurrence.
