How to clean AC duct mold and prevent recurrence?« Back to Previous Page

The AC unit in our villa in Al Barsha has been making the whole upstairs hallway feel damp and smell musty for the past couple of months. I finally pulled the cover off the vent in the ceiling and found a bunch of black, powdery spots all around the inside of the duct. I’m worried it’s black mold and I want to stop it from spreading before it affects our health. What’s the most effective way to clean the AC ducts and prevent this mold from coming back?

Black powdery spots in AC ducts are commonly mold, thriving on the dust and condensation that Dubai's climate and constant AC use create. The most effective approach starts with identifying the moisture source—often a clogged condensate drain line or inadequate insulation causing water to pool inside the ducts.

For extensive growth, professional remediation is strongly advised. DIY cleaning with over-the-counter sprays often fails to reach the root of the problem and can disturb spores, spreading contamination. A proper remediation involves containment to prevent cross-contamination, HEPA vacuuming of the ducts, and antimicrobial treatment of all surfaces. The critical step is fixing the underlying moisture issue; otherwise, regrowth is almost certain.

To prevent recurrence, ensure your AC unit’s condensate drain line is flushed with a bleach solution quarterly. Maintain relative humidity below 60% inside the villa using a dehumidifier or ensuring your AC is correctly sized and functioning. Change or clean AC filters monthly during peak summer use. For a definitive identification and to verify the cleanup was successful, a post-remediation test by an independent microbiology lab is the standard for confirmation.
