How to get mold inspection for AC vent in Dubai?« Back to Previous Page

My kids have been coughing and I suspect it might be mold. I just pulled back the sofa in our living room and found a huge patch of black mold on the wall behind it, right where the AC vent blows cold air. We've lived in this Jumeirah villa for 2 years and just noticed this. What's the best way to get a proper mold inspection done to find out how bad it really is?

Mold behind furniture where an AC vent blows is a classic issue in Dubai villas, caused by condensation from the cold air hitting warm walls. Given the visible growth and your children's symptoms, a professional inspection is strongly recommended to assess the full extent, including inside the AC unit and potential spread within the wall cavity.

Do not disturb the mold yourself, as this can release a large number of spores. A proper inspection involves more than a visual check; it should include moisture mapping with a thermal camera to find hidden dampness and air/surface sampling to identify the mold species and concentration levels. This is crucial, as the type of mold (e.g., Cladosporium vs. Stachybotrys) determines the appropriate remediation strategy and health risk assessment.

In Dubai, look for a provider with a certified indoor environmental professional on staff and their own microbiology lab. This ensures the inspector analyzing the samples is the same one who will interpret the results and design the remediation protocol, maintaining continuity. They should provide a detailed report with the lab findings and a clear scope of work for the remediation company.

The Dubai Municipality has guidelines for indoor air quality, and a reputable inspector will be familiar with these standards. The initial goal is to identify the moisture source—often a poorly insulated AC duct, a small condensation leak, or lack of ventilation behind the sofa—and the full scope of contamination before any cleanup begins.
