How to permanently stop bathroom mold in Dubai apartments?« Back to Previous Page
|
My bathroom in our Jumeirah Village Circle apartment has this persistent black mold growing in the grout between the wall tiles, especially behind the toilet. It seems to get worse a few days after the cleaner comes, even though she scrubs it. I run the exhaust fan during showers, but the humidity just lingers for hours. What’s the most effective long-term solution to stop this from coming back, maybe a specific type of grout sealant or a dehumidifier that works well here?

Persistent bathroom mold in Dubai apartments is primarily due to the high ambient humidity, which creates condensation on cool tile surfaces long after a shower ends. The most effective long-term solution is a multi-pronged approach targeting moisture control, not just surface cleaning.
First, improve ventilation drastically. Your exhaust fan is essential, but it must run for a minimum of 30-60 minutes after you finish showering to remove the humid air. For a significant improvement, consider upgrading to a higher-capacity fan measured in CFM (cubic feet per minute), as many standard apartment units are undersized. If possible, cracking a window slightly while showering can create a cross-draft that helps immensely. Second, address the moisture that remains. A compact, portable dehumidifier is highly effective in Dubai's climate. Run it for a few hours after your morning showers to actively pull moisture from the air; this is often more effective than a fan alone in enclosed bathrooms. Wiping down tiles and glass surfaces with a squeegee after each use also removes the immediate water film that mold needs to grow. For the grout itself, scrubbing often just spreads the mold spores deeper. The existing mold must be completely killed and removed. A professional-grade antimicrobial treatment is needed to penetrate the porous grout and eradicate the root structure, which household cleaners cannot do. Once the grout is completely clean and dry, a high-quality penetrating grout sealer should be applied to create a moisture barrier. Note that sealants need reapplication every one to two years to remain effective. If the mold returns quickly despite these efforts, the issue may be more extensive, such as moisture trapped within the wall from a hidden leak or insufficient waterproofing. In such cases, a professional inspection with moisture meters can identify if there’s a more serious problem behind the tiles that needs addressing. |
