How to permanently remove black mold from AC in humid climate?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the wall behind it, and now I’ve spotted a patch of black mold starting to form there. I’ve wiped it down with bleach, but it just comes back after a few days. I’m worried about it spreading inside the wall and affecting our health. What’s the most effective way to kill this mold for good and prevent it from returning, especially with our humid climate?

Bleach only removes surface discoloration; it doesn't kill the mold's root structure inside porous materials like drywall or prevent it from returning. The leak is the primary issue, and Dubai's high humidity provides a constant source of moisture for regrowth.

First, stop the water source. The AC condensate drain line is likely clogged, a very common issue here. A technician needs to clear the blockage and ensure the drip pan is draining properly. Until that's fixed, any cleaning is temporary.

For the mold itself, the wall cavity behind the unit is the main concern. Surface wiping is insufficient if the mold has penetrated. Small, visible patches (under ~1 sqm) on non-porous surfaces can sometimes be addressed with a dedicated EPA-approved fungicidal cleaner, not bleach. However, given the leak and the material, professional assessment is strongly recommended. They will open the wall if necessary to inspect and remediate the cavity properly, as hidden growth is the real health risk.

To prevent recurrence, run your AC consistently to control indoor humidity, ideally keeping it below 60%. Ensure the unit is serviced regularly to prevent future drain line clogs. For a verifiable, permanent solution, a professional mold inspection with moisture mapping can identify the full extent of the problem, and a proper remediation will include antimicrobial sealing of the affected area to prevent regrowth.
