Is fixing AC mold landlord or tenant responsibility?« Back to Previous Page

The AC in my bedroom has been leaking a little bit for a couple of months, and now I’ve found a patch of black mold on the wall behind the wardrobe. We’ve been renting this apartment in Jumeirah Village Circle for over a year and the AC unit itself was already old when we moved in. Is getting this fixed and cleaned the responsibility of me as the tenant or is it the landlord's job to handle?

Under Dubai rental law, the landlord is responsible for maintaining the structural integrity of the property and its core systems, which includes the fixed air conditioning unit. Since the AC leak has caused mold growth on the wall, this is typically the landlord's responsibility to repair.
You should formally notify your landlord or property management company in writing about the leak and resulting mold, as it is a health and habitability issue. Include clear photographs of both the leaking unit and the mold patch. For a case like this in JVC, where high humidity and constant AC use can quickly escalate mold problems, a professional inspection is wise to assess the full extent behind the wall and inside the unit. While you wait for a response, improve ventilation in the room to help reduce moisture. The tenant's responsibility generally covers changing AC filters regularly and reporting issues promptly, which you have done by identifying the leak. If the landlord is unresponsive, you can file a complaint with the Dubai Rental Dispute Settlement Center. |
