How to treat recurring black mold from AC leak?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the bedroom, and now I’m seeing these small black spots starting to form along the baseboard. I’ve wiped them away, but they keep coming back within a few days. What’s the best way to treat this and stop it for good, especially with our humidity?

The recurring black spots indicate active mold growth from moisture, not just surface staining. In Dubai's climate, with high humidity and year-round AC use, this is a common issue that requires addressing both the water source and the biological growth.

First, stop the leak immediately. Contact your building maintenance to fix the AC drain line or condensation pan issue. This is the landlord's responsibility under typical tenancy contracts. Until it's fixed, moisture will continue to feed the mold.

For the existing growth, simply wiping it away is insufficient. The mold's root structure (mycelium) penetrates porous materials like drywall and carpet backing. You need to clean with a solution designed to kill mold, not just bleach which often bleaches the colour but leaves the organism alive. A mixture of detergent and water is a start, but for persistent cases, a dedicated antimicrobial cleaner is more effective.

However, if the staining returns within days, the infiltration is likely deeper. The carpet pad or baseboard wall cavity may be saturated. In such cases, professional assessment is recommended. They can use moisture meters to find the full extent of the water damage and recommend if removal of affected materials is necessary. For rental properties, this should be coordinated with your property manager.

To prevent recurrence after fixing the leak, ensure the area is thoroughly dried with dehumidifiers and fans. Improving air circulation in the room can help reduce the humidity that mold thrives on. In severe cases, especially for those with allergies or respiratory issues, a post-remediation verification test from an independent lab can confirm the environment is back to a healthy state.
