My bedroom closet on the outside wall has started to feel damp to the touch, and I just found a small patch of black speckles in the corner after last week's heavy humidity. We've lived in our villa in Jumeirah for years, but this is the first time I’ve seen this. Black mold in closets on exterior walls is a common issue in Dubai villas, especially after periods of high humidity. The dampness is likely due to condensation forming on the cooler wall surface, which is in contact with the hot, humid outdoor air.

For a small patch, you can treat it yourself. Wear an N95 mask and gloves. Scrub the area with a solution of white vinegar or a dedicated mold remover. Avoid bleach, as it only removes surface discoloration and does not kill the mold roots. Dry the area completely with a fan afterward.

Preventing its return requires managing the moisture source. This is the critical step. Ensure the closet is well-ventilated; leaving the door ajar can help air circulate. Check that your AC is functioning correctly and that the room is being adequately dehumidified. Consider using a renewable desiccant like silica gel packets inside the closet to absorb ambient moisture.

For a lasting solution, the wall itself may need attention. The temperature differential between the air-conditioned interior and the hot exterior can cause significant condensation inside the wall cavity. This often requires a professional assessment to identify if additional insulation or a vapor barrier is needed to break the thermal bridge.

If the mold returns quickly after cleaning or the patch is larger than a square foot, a professional inspection is recommended. They can use a moisture meter to pinpoint the exact condensation levels within the wall and recommend structural interventions to solve the problem permanently.
