AC leak causing mold on curtains: call management or technician?« Back to Previous Page

My kids have been coughing and I suspect it's from the mold growing on the back of our bedroom curtains. We live in an older building in Jumeirah and I only noticed it after I pulled the curtains back to clean the windows last week. The wall behind them feels slightly damp, especially near the AC unit. **Could this be a leak from the AC causing it, and who should I call first, the building management or an AC technician?**

The damp wall behind the curtains points to a condensation issue from the AC unit, which is common here due to our high humidity. The constant cold air hitting a warm exterior wall can cause moisture to condense and soak into the plaster, creating a perfect environment for mould growth on fabrics like curtains.

Call your building management first. In Dubai, the responsibility for structural issues like external wall leaks or problems with the building's central AC chiller system falls on them. They will typically send their own maintenance team or an authorized AC technician to assess the unit. This is the correct first step as it documents the issue with the property manager and could prevent a charge if it's an infrastructure problem.

If building management inspects and declares the AC unit itself faulty, you would then call a dedicated AC technician for a repair quote. However, if the wall remains damp after the AC is addressed, or if the mould growth is extensive, a professional indoor environmental assessment can identify the mould species and the full extent of the moisture problem. This is particularly advisable with children experiencing respiratory symptoms, as it provides a clear remediation plan. For now, keep the curtains pulled back from the wall to improve air circulation and reduce moisture buildup.
