Can I clean moldy AC ducts myself or need professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be blowing out a damp, earthy smell, especially when it first turns on. I wiped down the visible vents but the smell came back within a day. I'm worried there's mold growing somewhere in the ducts that I can't see. Is this something I can investigate and clean myself with a proper spray, or do I absolutely need to call a professional for a full inspection?

That damp, earthy smell at startup is a classic indicator of microbial growth, likely mold, deep within your AC system. In Dubai's climate, high humidity and constant AC use create ideal conditions for condensation inside ducts, which mold thrives on.
While DIY sprays can treat surface-level vent covers, they cannot reach the main contamination source—the evaporator coil, drip pan, and deep ductwork. A proper inspection requires specialized tools like borescopes to visually confirm growth and moisture meters to locate the root cause. Without this, you're only masking the symptom temporarily. For a persistent smell returning within a day, a professional inspection is strongly recommended. They can identify the specific mold species and its source, which is critical as some types common here pose greater health risks. The process should include a visual assessment, air and surface sampling sent to an accredited lab (like our own microbiology lab), and a detailed report with remediation guidance. Attempting a deep clean yourself often disperses spores throughout your home, worsening the problem. A certified professional uses containment procedures and industrial-grade equipment to safely remove the biofilm. For verification, always request the lab analysis report—it’s the only way to know what you're dealing with and if the cleanup was effective. |
