The ceiling in our Deira apartment bedroom has had a dark, spreading patch for the last couple of months, and it's started to flake paint onto the floor. We run the AC constantly but the musty smell is getting stronger, especially at night. Who is responsible for fixing this and the cost – is it me as the tenant or is my landlord supposed to handle it?

This responsibility is often explicitly stated in the tenancy contract under maintenance clauses.

The persistent musty smell and flaking paint indicate an active moisture source, likely a hidden leak from a pipe or the AC condensation line, or severe condensation due to poor insulation—common in older Deira buildings. Constant AC use can mask the issue by drying the surface while moisture accumulates inside the ceiling. You should formally notify your landlord or property management company in writing immediately, as delaying repairs allows the mold to spread and can lead to more significant structural damage.

For documentation, a professional inspection is advised to identify the exact moisture source and mold type. This provides a clear, evidence-based report for your landlord, outlining the necessary remediation steps. In many cases, the landlord will cover the cost of both the inspection and the repairs, as it protects their asset. If the landlord is unresponsive, you can file a complaint with the Dubai Land Department's Rental Dispute Center (RDC).
