Is landlord responsible for AC mold and repairs?« Back to Previous Page

Our bedroom AC unit in our Jumeirah Village Triangle apartment has been dripping condensation for months, and now we're seeing black, fuzzy patches spreading on the wall behind the curtain. My husband's allergies have been awful lately and I'm worried it's the mold. Are we responsible for fixing the AC and cleaning this, or is this something the landlord needs to handle immediately?

Under Dubai's rental law (Law No. 26 of 2007), landlords are responsible for maintaining the structural integrity of the property and its core systems, including the central air conditioning. Since the mold growth is a direct result of a faulty AC unit dripping condensation, this is almost certainly the landlord's responsibility to repair.

You should notify them in writing immediately, as persistent moisture leads to structural damage. For health and documentation, a professional indoor environmental assessment is advised. It identifies the mold species and maps the moisture source—this report is powerful evidence for your landlord and crucial if your husband's allergies are severe. In Dubai's climate, with high humidity and year-round AC use, a small leak can cause a major mold problem quickly.

While you wait for a response, keep the area as dry as possible and ensure good ventilation. Do not attempt to clean it with bleach yourself; disturbing it can aerosolize spores and worsen allergy symptoms. The landlord should arrange for both the AC repair by a certified technician and the mold remediation by a qualified company, as simply wiping the wall will not address the root cause.
