Is landlord responsible for mold with pregnant wife?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold spreading from the corner of our master bedroom closet, right on the wall. It’s gotten worse since the weather got more humid. My wife is pregnant and I'm really worried about her breathing it in. Is the landlord responsible for fixing this and the cost of cleaning our clothes, or is that on us as tenants?

Under Dubai tenancy law, the landlord is generally responsible for maintaining the structural integrity of the property, which includes fixing the source of moisture causing the mold. This is typically a leaky pipe, faulty sealant, or inadequate insulation leading to condensation. You are responsible for informing them of the issue in writing immediately.
Given your wife's pregnancy, this is a health priority. Document the mold with clear photos and send a dated written notice to the landlord or property management company, citing the specific location and its expansion. Request they send a professional to not only remediate the visible growth but, crucially, to identify and repair the moisture source. Without fixing the leak or condensation issue, the mold will return. For a case involving a vulnerable individual and a spreading patch, a professional inspection is strongly advised. They can identify the species and assess the airborne spore levels, which is important for health context. Remediation should follow established protocols to prevent cross-contamination. For your clothes and other soft items in the closet, professional ozone treatment or specialized cleaning is the most reliable method to remove spores, though some items may be difficult to salvage completely. The high humidity in Dubai, especially during summer, exacerbates these issues when a constant moisture source is present inside the AC-cooled home. Act promptly through formal channels with your landlord to ensure a proper, health-focused resolution. |
