The AC in my bedroom has been leaking a bit of water onto the carpet for a couple of weeks, and now I’m starting to see these black spots forming on the wall behind the unit. I’m in a Jumeirah Village Circle villa and I’m worried it’s turning into a bigger problem, especially with the humidity. What’s the best way to clean this and stop it from coming back for good?

That black spotting is a clear sign of moisture accumulation, and in Dubai's climate, it's almost certainly mold. The leak is the primary issue that must be fixed first; cleaning the mold without stopping the water source is only temporary.

First, address the AC leak. The most common causes are a clogged condensate drain line or a disconnected drain pipe. Turn off the unit and check the white PVC drain pipe leading from the indoor air handler. If it's disconnected, reattach it. For a clog, a wet/dry vacuum can often suction the blockage from the drain line's access point outside. If the leak persists, the issue could be a faulty drain pan or a refrigerant leak, which requires a certified HVAC technician.

For the mold on the wall, the approach depends on the extent. For small, visible spots, a solution of white vinegar or a proprietary mold remover can be effective. Scrub the area, let it dry completely, and repaint with a mold-inhibiting primer. However, if the staining is larger than a square meter or if the drywall feels soft and damp, the moisture has likely penetrated deep into the wall. In these cases, cutting out and replacing the affected section is the only way to ensure it's gone.

To prevent recurrence, ensure your AC unit is serviced at least twice a year, as recommended for Dubai's year-round usage. A proper service includes cleaning the drain line with an algaecide. Given the persistent leak and visible growth, a professional inspection is wise to assess any hidden damage within the wall cavity or AC system and to identify the mold species, as some types common in humid environments require more specific remediation protocols.
