AC mold in Jumeirah apartment: DIY clean or call professional?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be blowing out a faint damp smell, and now I’ve spotted a few small black patches around the air vent in the living room. It’s been like this since the humidity really kicked in a couple of weeks ago. Is this something I can clean myself with a bleach solution or do I need to call a professional company to check the ducts?

That damp smell and visible black patches are classic signs of a mold issue, very common in Jumeirah apartments due to our high humidity and constant AC use. The condensation inside your unit's evaporator coil and drip pan creates a perfect damp environment for mold to grow.

For a small, visible patch directly on the vent or grille, a DIY clean with a diluted vinegar or mild detergent solution can be a temporary measure. Bleach is not recommended as it only removes surface color and can release harmful fumes into your living space. However, the smell indicates the growth is likely inside the unit or ductwork, which you cannot access or properly treat yourself.

Professional assessment is strongly advised here. The core of the problem is the moisture source, not just the visible mold. A proper inspection involves using a borescope to look inside the ductwork and at the evaporator coil to assess the extent of the contamination. In many cases, the entire air handling unit needs a specialized deep clean with HEPA vacuuming and antimicrobial treatments to address the root cause. Without this, the smell and mold will quickly return. Reputable companies in Dubai should provide before-and-after documentation, such as photos from the internal inspection, to verify the work was completed.
