Mold inspection cost for damp JVC closet? DIY or pro?« Back to Previous Page

Our master bedroom closet in our Jumeirah Village Circle townhouse has started to smell really damp, and I just found a few small black spots on a leather bag I stored in there. It’s been like this since the humidity spiked a couple of weeks ago. I’m worried it’s spreading behind the walls. What’s the realistic cost for a proper mold inspection here, and is it something I can check myself first or should I just call a pro straight away?

That damp smell and visible spots on your leather bag are strong indicators of a mold issue, especially given the recent humidity spike. In JVC townhouses, this often starts in closets on exterior walls where temperature differences cause condensation, particularly when the AC isn't running consistently in those spaces.

For a confined area like a closet, a professional inspection is strongly advised if you suspect hidden growth. The cost is typically tied to the inspection's scope—whether it's a visual assessment, moisture mapping with a thermal camera, or includes air and surface sampling for lab analysis. A basic assessment for a single room is generally less than a full-home inspection, but you should request a detailed quote based on the suspected moisture source.

You can do a preliminary check yourself. Move everything out, wipe the walls with a diluted bleach solution (1 part bleach to 10 parts water), and use a moisture meter on the drywall—these are inexpensive at hardware stores. Dry the space thoroughly with a dehumidifier and fan, and monitor for returning smell or spots.

However, if the musty smell persists after cleaning or you find staining on the walls themselves, the growth is likely behind the drywall. In Dubai's climate, ignoring it can let it spread into the building envelope. A pro will use borescopes to see inside cavities and lab tests to identify the species, which dictates the remediation protocol. For a suspected hidden problem, calling a specialist is the most reliable course to prevent recurrence.
