Landlord responsible for AC causing mold in apartment?« Back to Previous Page

The AC in my apartment seems to be making our whole bedroom in Silicon Oasis feel damp, and now we’re finding black spots along the bottom of the wardrobe and behind the headboard. We’ve been wiping it away but it just comes back within days. Is this something I need to fix myself, or is the landlord responsible for dealing with the mold caused by the AC unit?

Under Dubai's rental laws, landlords are generally responsible for maintaining the structural integrity and essential systems of the property, which includes the air conditioning unit. Since the AC is the source of the moisture causing the dampness and subsequent mold growth, this is likely their responsibility to rectify.

The persistent black spots returning after wiping are a clear sign of an active moisture problem. In Dubai's climate, AC units that are not draining properly or are undersized for the space can cause significant condensation, creating the perfect humid environment for mold to thrive indoors. You should formally notify your landlord or property management company in writing about the issue, including photos of the mold and a description of the AC's malfunction. Request that they send a qualified HVAC technician to inspect and repair the AC unit to stop the moisture source.

Simply cleaning the mold is not a solution, as it will continue to return until the AC is fixed. For extensive or recurring growth, a professional mold inspection can identify the species and extent of the problem, which can be useful documentation for your landlord. The remediation process itself, which involves safely removing the contaminated materials, should also be handled by them to ensure it is done correctly and to prevent health risks from airborne spores.
