AC leak causing mold and health issues: first steps?« Back to Previous Page

The AC in our bedroom has been leaking a little for a couple of months, and now I’m waking up every morning with a stuffy nose, itchy eyes, and a headache that won’t quit. I’ve noticed some black specks around the vent when the unit kicks on. Could these symptoms be from mold exposure and what should I do first to get it checked out properly?

Your symptoms are consistent with mould exposure, which is a common result of an AC leak in Dubai's humid climate. The constant moisture from the drip creates an ideal environment for mould to grow inside the unit and ductwork, and the black specks are a strong visual indicator of its presence.

Your first step is to stop using the AC unit in the bedroom immediately to prevent further spore dispersal. Contact your building management or landlord to report the AC leak—this is a maintenance issue they are typically responsible for rectifying under regulations like Dubai's Strata Law. While they fix the leak, you need to address the mould.

For a proper check, a professional inspection is necessary. The visible specks are often just the tip of the iceberg; mould thrives in the dark, damp interior of AC systems. A certified inspector will use a borescope to examine the internal evaporator coils and ductwork for growth. They should also conduct air and surface sampling, with the samples analyzed by an accredited microbiology lab to identify the mould species. This lab report is critical, as it confirms the type and concentration of mould present, which directly informs the necessary remediation strategy.

Do not attempt to clean it yourself with store-bought sprays, as this can aggravate the situation by dispersing harmful spores throughout your living space. Proper remediation involves containment of the area, specialized HEPA vacuuming, and antimicrobial treatment of the entire AC system to ensure it is measurably reduced to safe levels. Once the leak is repaired and the mould is professionally remediated, your symptoms should subside.
