The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet below it, and now I’ve spotted a small patch of black mold in the corner where the wall meets the floor. I’m worried it’s going to spread, especially with the humidity. What’s the best way to clean this myself to stop it from coming back, and should I call my building management about the AC unit first?

Address the AC leak with building management immediately. In Dubai, landlords and building owners are typically responsible for maintaining and repairing AC units under the rental law. The persistent moisture from the leak is the root cause; without fixing it, any mold cleaning will be temporary.
For the small patch you described, a DIY approach can be effective if the area is less than one square meter. Wear an N95 mask and gloves. Scrub the area with a mixture of detergent and water, then disinfect with a solution of one part white vinegar to four parts water. Do not use bleach, as it only removes the colour and does not address the underlying moisture. Thoroughly dry the area afterwards. Use a wet/dry vacuum to extract as much water as possible from the carpet and padding, then direct a fan at the area for at least 24-48 hours. In Dubai's climate, hidden moisture in walls or carpet underlay can lead to rapid regrowth. Given the leak's origin from the AC, the mold may be more extensive inside the wall or unit. If the musty smell persists, the patch returns quickly, or you experience increased allergy symptoms, a professional inspection is advised to assess the full extent. Companies with their own microbiology labs can identify the species and provide targeted remediation protocols. |
