How to treat and prevent recurring closet mold?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots forming in the corner of our master bedroom closet, which is on the outside wall of our villa in Jumeirah. It seems worse since the recent humidity spike, and I'm worried it's spreading behind our stored clothes. What's the most effective way to treat this ourselves to stop it from coming back?

That's classic condensation mold from Dubai's high humidity. First, move all clothing and items away from that wall immediately. The mold is feeding on organic material in the dust and the fabric itself.

For a small area, mix a solution of 80% white vinegar and 20% water in a spray bottle. Apply it generously to the moldy surface, let it sit for an hour, then scrub with a stiff brush and wipe clean. Avoid bleach—it only removes the colour and doesn't address the root cause. Dry the area thoroughly with a fan afterward.

To stop it from returning, you must control the moisture. That outside villa wall is likely a "cold bridge," where outdoor heat meets indoor AC, causing constant condensation. Improve air circulation by leaving the closet door open and ensuring AC vents aren't blocked. A small renewable desiccant dehumidifier pouch placed inside the closet can help absorb excess moisture passively.

If the mold covers more than one square meter, has a persistent musty odour, or you see evidence of water intrusion from the outside, this is beyond a DIY fix. The mold may be growing within the wall cavity. In such cases, a professional inspection with moisture meters and thermal imaging is needed to identify the exact source. Dubai Municipality guidelines recommend certified remediation for extensive growth to ensure it's properly contained and removed.
