Black mold causing cough: landlord or professional first?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold I just found growing along the bottom of the wall behind our sofa in the living room. We've lived here for 2 years and just noticed it, but it's been humid lately. What's the best way to handle this properly in Dubai – should I call the landlord first or get a professional mold inspection myself?

Document the mold with clear photos and notify your landlord immediately in writing. Under Dubai rental law (RERA), landlords are typically responsible for resolving issues related to building integrity and maintenance that affect livability, which includes hidden dampness causing mold.

Given the symptoms and the fact it's hidden behind furniture, a professional inspection is strongly recommended before any cleanup is attempted. The visible black growth is often just the fruiting body; the actual fungal network can extend deep into the wall or under flooring. A proper inspection with moisture meters and borescopes identifies the true source of the water intrusion—whether it's a hidden pipe leak, condensation from AC ducts, or rising damp—which must be fixed first. In Dubai's climate, simply wiping the surface without addressing the moisture source guarantees it will return.

For health reasons, avoid disturbing the area until it's assessed. Improper cleaning can aerosolize spores and worsen the cough. A reputable inspector will provide a protocol for safe containment and remediation, often requiring lab analysis of a tape-lift sample to confirm the mold type, which dictates the removal method. This documented evidence is also crucial for discussions with your landlord regarding responsibility for the professional remediation costs.
